DESCRIPTION:

We offer for sale a farmhouse in Sicily with an old millstone that insists on a plot of 30,000 square meters less than three km from the sea and the city.
The renowned Pachino cherry tomato grows in the immediate vicinity and on adjacent lands.
The quality of the soil, the proximity to the sea, and the ideal temperatures are the characteristics that have led to the construction of so many farmhouses and wine presses in the lower Syracuse province. Indeed, before Pachino became known worldwide for its cherry tomatoes, it was already renowned for its wine production, which is still produced on a large commercial scale today thanks to important vineyards and grape varieties, many of which are native.
Today, some of these beautiful and important buildings have been expertly renovated, but one of the oldest and most historic in the Pachino area still awaits its return to its original splendor.
This farmhouse, owned by the Marquises Trigona di Cannicarao, was built by them in the second half of the 19th century by modifying the even older farmhouse of the Maucini fiefdom, the same family who ceded the lands to the Marquises.
Since the land was cultivated with vineyards, the farmhouse was built with a large twelve-part wine press and a large cellar capable of holding all the wine produced; Furthermore, storage rooms for the tools used in the winery were also built.
The Farmhouse was purchased by the grandfather of the current owners directly from the Marquis Vincenzo Trigona of Cannicarao and the noblewomen Maria, Carolina, Giuseppina, and Dorotea Merletta Trigona of Cannicarao, noble landowners originally from the nearby and vast county of Noto.
For almost a hundred years, as far back as we know, the Masseria was in full swing, carrying out the activity for which it was built and where all the post-harvest processes took place: from pressing to fermentation of the must, and finally, the long-awaited transformation into wine: the nectar of the Gods.
The large building as a whole measures approximately 1,500 square meters, laid out on a quadrangular plan, with a master's courtyard concept featuring a central courtyard enclosed on four sides, connected to the outside by a large iron gate, now set within a round-arched portal with a beautiful wrought-iron rose window.
At the center of the courtyard, paved with stone and pebbles arranged in a knife-edge pattern, is the characteristic stone well that rests above a large underground cistern for water supply.
Each building measures just over 400 square meters, including the wine press, the cellar with tanks and press, the storage rooms and tool shed for a total of another 400 square meters, the residence of the farmer and his family, and the approximately 150 square meter residence that housed the Marquises when they stayed at the Masseria for extended periods.
Following a post-war expansion toward the interior of the courtyard, the total floor area of the entire Masseria reached its current 1,500 square meters, excluding the large courtyard.
The large arable land is home to at least 400 olive trees, many of which are centuries-old.
The Farm-house has retained its charm and consistency over time. A visit to its large interior spaces truly impresses with the way spaces were designed for their intended uses.
Possibility of purchasing an additional 2 hectares of land with another small building of an additional 100 square meters on two levels.
